Custom Home, ADU, and Casita Design Services
This company offers professional drafting and design services for a wide range of construction projects, including custom homes, accessory dwelling units (ADUs), and Casitas. As an experienced ADU contractor and design service provider, they provide transparent, structured pricing to help clients plan their projects with confidence.
For new structures, including ADUs and Casitas, a minimum project fee of $4,000 applies for up to 1,000 square feet. Pricing is broken down by space type:
- Livable, air-conditioned area: $3.00/s.f.
- Garage area: $1.50/s.f.
- Covered areas such as porches and patios: $0.75/s.f.
For remodels, the minimum fee is $4,000 for up to 500 square feet, with an additional $1.50/s.f. for anything over 500 square feet. Additions follow a similar structure — $4,000 minimum up to 500 square feet, with $3.00/s.f. added beyond that threshold.
RV Garages, Shops, and Engineering Services
They also provide design services for RV garages and shops, both detached and attached. Detached structures with wall heights of 10 feet or under are priced at $4,000, while those exceeding 10 feet in wall height are $5,000 and include required structural engineering. Attached structures start at $4,750 for wall heights of 10 feet or under, and $5,750 for taller walls, with structural engineering included. Note that air-conditioned spaces or mezzanines within garages or shops carry an additional charge of $3.00/s.f. and require supplemental engineering. Block or CMU structures add an additional $1,500.
Engineering and reporting services are also available at clearly defined rates:
- Structural engineering (gravity, lateral & shear): $1.00/s.f. under roof (minimum $1,000)
- Mechanical – Manual JS for mini-splits: $500 per unit
- Mechanical – Manual JSD for traditional systems: $750 per unit
- Electrical – 400 amp panel upgrade: $1,000
- ResCheck Energy Report: $150 per report
Design Consultation and Additional Services
For clients who are still in the planning phase of their ADU build, granny flat, or home addition, a Design Consultation & Measure service is available. This includes one on-site visit, a full measure of the existing home, an as-built floor plan, two hours of design time, and a remodel concept plan. Pricing is based on home size:
- Up to 2,500 s.f.: $500
- 2,501 – 4,000 s.f.: $750
- Over 4,000 s.f.: Call for pricing
Additional services include an on-site visit or consultation at $150, an hourly drafting rate of $125/hour, and site plans at $500. Site plans are architectural drawings that illustrate the property with all structures and their distances from property lines and building setbacks, and they include new block wall construction details.
