About Red White & Blue Construction

ADU Construction in Lafayette, CA and the Greater Bay Area

Accessory dwelling units (ADUs) are becoming an increasingly common solution for Bay Area homeowners looking to make better use of their properties. Rising housing costs, limited space, and the need for flexible living arrangements have all contributed to growing interest in ADU construction across the region. Red White & Blue Construction — commonly referred to as RWB Construction — is a contractor based in Lafayette, CA, serving the broader Contra Costa County area and the San Francisco Bay Area, including San Jose.

As an experienced ADU contractor and accessory dwelling unit builder, RWB Construction handles projects from initial consultation through to final handover. Their work covers a range of ADU types, including detached ADU builds, garage conversion projects, attached ADUs, and basement or attic conversions. Each project is approached individually, with attention to the specific layout, zoning requirements, and goals of the property owner.

An accessory dwelling unit is a self-contained residential unit located on the same property as a primary home. Sometimes referred to as a granny flat, in-law suite, or backyard cottage, these units include their own bedroom, bathroom, kitchen, and living space. They can be attached to the main structure, built above a garage, or constructed as a fully separate building in the backyard.

Why Homeowners Are Building ADUs

There are several practical reasons property owners in the Bay Area are investing in ADUs:

  1. Increased property value: An ADU can make a property more attractive to future buyers.
  2. Rental income: Units can be rented out as long-term housing, providing a steady additional income stream.
  3. Family flexibility: ADUs are commonly used to house aging parents, adult children, or to create a private workspace.
  4. Affordable expansion: Compared to purchasing a second property, building an ADU is often a more cost-effective way to add usable living space.

With the ongoing housing shortage in the Bay Area, the demand for granny flat builders and in-law suite builders continues to grow. RWB Construction has positioned itself to meet that demand with a structured, transparent process.

How RWB Construction Approaches ADU Projects

RWB Construction's process begins with a site consultation. Their team visits the property, reviews the homeowner's goals, and assesses what is feasible given the site conditions, local zoning regulations, and budget. From there, a planning phase follows, during which designs are developed in collaboration with architects and engineers.

One area where RWB Construction focuses considerable effort is the permitting process. Obtaining permits for ADU construction in the Bay Area can be complex, involving state and local regulations, setback requirements, height restrictions, and occupancy rules. RWB handles the full permitting process on behalf of the homeowner, including filing applications and coordinating with local building departments.

For garage conversion contractor work specifically, the timeline can be shorter than a ground-up detached build. Overall, ADU projects with RWB typically take between 6 and 12 months from consultation to completion, broken down roughly as follows:

  1. 1–2 months for design and planning
  2. 2–4 months for permitting and approvals
  3. 3–6 months for construction

Throughout construction, RWB manages all aspects of the build — from foundation work to finishing details. A final inspection is conducted before handover to confirm the unit meets safety codes and design specifications.

On the topic of utilities, RWB works with homeowners to determine whether shared connections or separate meters make more sense, depending on the intended use of the ADU and local utility regulations. Licensed electricians and plumbers are part of the team to ensure all installations meet code requirements.

RWB Construction also helps connect clients with financing options, including home equity loans, construction loans, and local ADU incentive programs, though the financing decisions ultimately rest with the homeowner and their chosen lender.

For homeowners in Lafayette, Contra Costa County, and the wider Bay Area looking for a detached ADU builder, backyard cottage builder, or garage conversion contractor, Red White & Blue Construction offers a defined process, local permitting knowledge, and experience across a range of ADU project types.

"We hired Red White and Blue Construction in Berkeley for a complete kitchen remodel that involved removing two structural walls, adding a shear wall, and reworking the layout. The finished kitchen looks great and feels open and comfortable. They offered fair pricing on every change request we made and found smart, creative solutions for the tricky parts of the project. The craftsmanship and attention to detail show in the final result. Were very pleased with how everything came together."

"We recently remodeled our bathroom and could not be happier. Josh and his team handled everythingplumbing, electrical, tiling, and installationand the finished space is beautiful. One of the best parts of working with this company was having an in-house designer. Jocelyn guided us through showrooms, helped us stay on budget, and made design choices so much easier. The crew was professional and reliable throughout the entire process. We highly recommend them to anyone considering a remodel!"

"When we bought our house, it had unrealized potential. It was functional except for the shower that would leak water into the room below, but less than ideal -- the low ceilings in the kitchen felt cramped, the laundry obstructed the path to the backyard, which was mostly concrete slab so not inviting anyway, and the cabinetskitchen floorbathroom tile were from the 1960's and showing their age. Josh and his team made the house sparkle. Walls and doors were moved, ceilings were raised, foundation was reinforced, floors were leveled. For the affected rooms, everything is new aside from some original framing. It looks fantastic and feels much larger despite occupying the same footprint. What I like about working with Josh is that he has good design sense and he is unruffled. If something doesn't look right, he'll redo it. If a part is delayed, they'll adapt the schedule. We asked for some small changes and he accommodated without asking for a change order. The biggest disaster was about the kitchen sink window -- it was installed out of position and we didn't realize until cabinet installation the official plans didn't specify the position so the team put it in the middle of the wall, but the cabinet plans required it to be 8" off center. Josh just said "we'll fix it" and they did, though it took a week. I hope to never do something like this ever again, but if I did I'd hire Josh."

"Josh and his team completed a garage conversion for us. We are extremely happy with the outcome. It looks absolutely beautiful. We got quotes from 5 different contractors and ultimately chose RWB because of their competitive estimate and the positivity of the owner, Josh. He had a can do attitude about the project and made it all a reality."

"My wife and I met with 5 different general contractors before deciding to move forward with Red White Blue Construction and we are so happy we did. Our project consisted of taking our kitchen down to the studs to come up with an entirely new layout, moving our washerdryer to a separate part of the house and creating increasednew closet space in the primary bedroom. Josh and his team quoted us a timeline of 2 months before the project kicked off and they completed everything almost to the day. What we appreciated most about Josh was that he was hands on and even came up with some new ideas that ended up working better than our original ones, remained acutely attentive from start to finish which made us feel like we were his only client, he was honest in unexpected change orders that occurred while not pushing us to do unnecessary upgrades and his communication was 1010. He really made us feel like we were taken care of throughout the project. We could not be happier with our new space and will definitely be using Red, White Blue Construction in future projects."
