About Romano Builders

ADU Construction in Los Angeles with Romano Builders

Accessory Dwelling Units — commonly referred to as ADUs — have become one of the most sought-after home improvement projects across Los Angeles. With housing costs continuing to rise and inventory remaining tight, many homeowners are exploring ways to add usable space, generate rental income, or accommodate family members on their existing property.

Romano Builders is a Los Angeles-based construction company that specializes in home remodeling and ADU construction. Their services cover the full scope of an ADU project, from initial design through to completed construction.

An ADU is a secondary residential unit built on the same lot as a primary home. It functions as an independent living space and typically includes a private entrance, kitchen or kitchenette, bathroom, and sleeping area. These units are also commonly known as granny flats, in-law suites, backyard cottages, or guest houses.

Types of ADUs Romano Builders Can Help With

There are several ADU formats available to Los Angeles homeowners, and the right choice depends on lot size, budget, and intended use.

  1. Detached ADU: A separate structure built in the backyard, typically ranging from 400 to 1,200 square feet. This option offers the most privacy and is often favored for rental purposes.
  2. Attached ADU: An addition connected to the main home. Generally less expensive to build and faster to complete than a detached unit.
  3. Garage Conversion (ADU): An existing garage is converted into a livable space. This is one of the more cost-effective options since it uses an existing structure and typically moves through the approval process more quickly.
  4. Junior ADU (JADU): A smaller unit, capped at 500 square feet, usually created within the existing footprint of the home. It may share utilities with the main residence and often includes a kitchenette rather than a full kitchen.

California law has made it considerably easier for homeowners to build ADUs, and most single-family residential properties in Los Angeles are eligible. Typical regulations include a maximum size of 1,200 square feet for detached units, 4-foot side and rear setbacks, and height limits that generally range from 16 to 25 feet depending on zoning. Parking requirements have also been relaxed in many cases, particularly near public transit.

Costs, Timeline, and Rental Income Potential

Construction costs for ADUs in Los Angeles generally fall in the range of $300 to $600 per square foot, depending on factors such as design complexity, soil conditions, utility connections, and material choices. Garage conversions tend to sit at the lower end of the cost spectrum, while detached ADUs with full foundations and new utility connections typically cost more.

Most ADU projects follow a process that includes design and planning, permit submission and city review, and then construction. The full timeline from start to completion is typically 6 to 10 months.

In terms of rental income, Los Angeles ADUs can generate meaningful returns. Estimated monthly rental rates vary by unit size:

  1. Studio ADU: $1,500 – $2,200/month
  2. 1-Bedroom ADU: $2,000 – $3,000/month
  3. 2-Bedroom ADU: $3,000 – $4,000+/month

Beyond rental income, adding an ADU can increase overall property value. Homes with ADUs in desirable Los Angeles neighborhoods have been known to sell for notably more than comparable properties without them.

In addition to ADU construction, Romano Builders offers a broader range of residential construction services including bathroom remodeling, room additions, deck and patio construction, and general design and remodeling work. Their team handles projects across the Los Angeles area.

For homeowners considering an ADU project, working with a contractor who understands local permitting, zoning requirements, and construction logistics can help avoid common and costly mistakes. Romano Builders brings that experience to both ADU builds and broader home improvement projects.

"My wife and wanted to add a 500 sq foot addition to our home in Monrovia. We interviewed about ten different contractors at the beginning of the process. The biggest obstacle with a lot of contractors is that many have a hard time communicating the process and all the steps involved. When Elon came for his initial consultation, my wife and I were really impressed with how well he walked us through the whole building process and what we needed to look out for. His explanation of the whole building and payment schedule convinced us to go with Romano Builders. During the building process, the high winds and fires hit. Thankfully we only had to evacuate for half a day. However, he winds did some serious damage to our water heater that was not related to the building process. As a result of the damage, we had no hot water and we would not be able to continue living in our home during the construction process. I was really impressed by how Eli, the owner of the company, came out and tried to fix the water heater himself. He spent a lot of time and effort when he didn't have to. Once he realized the water heater was permanently damaged, he rearranged the building process and preinstalled a new water heater into a temporary location so we would have hot water during the building process. We saved a ton of money because we didn't have to check into a hotel. Later, there was a problem with our AC. Once again, Eli came out and really got his hands dirty trying to solve the problem. My wife and I noticed that their main goal throughout the building process was to make us happy. They also are really good at the permitting process. For some reason, the City of Monrovia was really dragging their feet when it came to approving the plans. I went down and checked myself and they kept delaying the process because the plan checker quit. On the day they were supposed to approve the plans, the city once again extended their timeline another couple of weeks. Eli went down there and got the plans approved the same day. This made the project move more quickly. Part of the addition was a new bathroom. Their attention to detail really had an impact on the final result. The outcome was magnificent. Every contractor has to sub out certain jobs. I noticed that all the guys they work with are extremely meticulous. I can't recommend them enough. One final thing. We wanted to remain living in our home during the building process. Many contractors said no because it's a major inconvenience for them. Water and electricity must be turned on and off more frequently when the house is inhabited during the building process. Plus, they have to put up all these dust barriers they ordinarily wouldn't have to if the house was vacant. But Elon was very accommodating. We did not have to go without water or electricity for more than a four-hour period during the whole building process. Actually, we did not have electricity for four days after the winds and fires, but that had nothing to do with them. That was our whole neighborhood. Now that all the work is done, I have to say that I would recommend Romano Builders in a heartbeat. We even recommended them to a friend of my wife for a small job during the building process in Highland Park and they delivered there as well. As far as cost, I thought the price of construction was very fair. They broke everything down in a payment schedule and we paid as every part of the schedule was completed, so there were no surprises along the way. I realize that my review is a bit wordy, but I just wanted to leave a thorough review. I noticed that some people say these reviews are fake. My name is Eddie Trujillo, and I live in Monrovia, California. Just in case anyone doubts the validity of my entry here."
