Sky High Urban Retreat: A Standout ADU Project in Denver
As accessory dwelling units continue to gain traction among Denver homeowners, NAGY Design took on a project in the Sloan's Lake neighborhood that aimed to make the most of a 2,200 square foot new construction opportunity. The result is a multi-use detached ADU that combines a single bedroom unit above the garage with a hotel-style ground-level stay, and a third-floor roof deck offering mountain views.
The project, completed in collaboration with PrenValley Builders over a two-year period, was nominated for Best ADU of 2022 by Maxable, a well-known ADU education platform based in California.
The design includes a range of functional spaces:
- One-bedroom unit with eat-in kitchen and walk-in closet
- Three-piece bathroom with walk-in shower
- Two-car garage
- Murphy-style ground-level unit with three-piece bath
- Wet bar and breakfast bar in the open-concept living area
NAGY Design's Signature Design Process
NAGY Design follows a structured approach to each ADU project, beginning well before any construction takes place. Their process covers the full scope of development, from early planning through to construction oversight.
- Site analysis and review of existing conditions
- Budgeting and code review
- Contractor interviews and negotiation
- Basic design concept generation with one to two iterations
- Plan approval before moving to construction documents
- Detailed drawings with one major edit allowed
- Finish selection and permit comment response
- Minimum of three to five site visits during construction
This process is designed to ensure that the original design intent carries through to the finished build, with clear checkpoints along the way.
Common Considerations for Building an ADU in Denver
For homeowners considering an accessory dwelling unit in Denver, there are several practical factors to keep in mind. Zoning regulations typically address size limits, setbacks, building height, and parking requirements. Permits are required through the city's planning department, and all construction must comply with local building codes.
Construction costs for a detached ADU builder project in Denver generally range between $100,000 and $300,000, depending on size, materials, labor, and site conditions. This range includes permits and construction expenses.
Denver also has design guidelines that encourage compatibility with existing neighborhood character. These often cover exterior finishes, roof pitch, and building materials. Homeowners should also be aware that adding an ADU may affect property taxes and home insurance rates, as the added value to the property can influence both.
When deciding between a detached ADU and an attached unit, factors such as lot size, privacy needs, and budget all play a role. Detached units generally offer more design flexibility but may face stricter zoning requirements. Attached ADUs can be more cost-effective but may come with layout limitations.
NAGY Design works with clients through each of these considerations as part of their architectural services, helping to navigate the planning and permitting process for new ADU construction in the Denver area.
