ADU Zoning, Requirements, and Service Area
In the City of Atlanta, ADUs are permitted in zones R-4, R-4A, and R-5, which make up over 60 percent of the residential zoning. Key requirements for owning an ADU in Atlanta include:
- ADUs cannot be sold separately from the main house.
- The total number of units on the property cannot exceed two, including the ADU.
- No commercial use is permitted.
- The unit must be 750 square feet or less.
- No minimum lot size is required, but a new substandard lot of record cannot be created.
- No direct access road is necessary.
- No designated parking space is required for the ADU.
Zoning limitations also include a 20-foot height limit, 55% lot coverage, and 50% FAR (65% for lots smaller than 7,500 SF). Side and rear setbacks vary by zone: 4 feet in R-5 zones, and 7-foot side / 15-foot rear in R-4 and R-4A zones.
