Foster Dale Architects designed a sustainable ADU coach house in Chicago, featuring a garage with dwelling unit above. The project incorporates geothermal heating, high-performance envelope, and recycled materials under Chicago's ADU ordinance.

About Foster Dale Architects

ADU Design in Chicago, Illinois

Foster Dale Architects (FDA) was approached by a couple looking to build a coach house as a rental unit in Chicago, taking advantage of the city's newly adopted Additional Dwelling Unit (ADU) provisions. The project presented an interesting design challenge rooted in the unique geometry of the site.

The property widens toward the rear due to an angled adjacent street. Rather than treating this as a limitation, FDA used this characteristic to their advantage, designing a garage with an accessory dwelling unit above while still preserving enough yard space for the clients' children. Balancing functional living space with outdoor usability was a key consideration throughout the design process.

Sustainable Design Strategies

The clients specifically requested that sustainable design strategies be incorporated wherever feasible, and that FDA explore participation in a certified sustainable home program. In response to this, several energy-efficient and environmentally conscious measures were planned for the project:

  1. A ground source heat pump (geothermal) system to efficiently heat and cool the structure
  2. A high-performance building envelope aimed at reducing overall energy consumption
  3. The use of recycled and renewable materials and finishes throughout the build

These strategies reflect a broader commitment to responsible construction, particularly relevant in the context of ADU development, where compact, efficient design can have a meaningful impact on long-term energy use.

ADU Building Within Chicago's Regulatory Framework

This project is a practical example of how ADU contractors and architects can work within evolving municipal regulations to deliver functional, well-designed accessory dwelling units. Chicago's ADU ordinance opened new possibilities for homeowners looking to add rental income or additional living space, and Foster Dale Architects navigated those provisions as part of their design approach.

The coach house format — essentially a detached ADU situated above a garage — is a building typology with a long history in Chicago neighborhoods. FDA's work on this project demonstrates how that traditional form can be adapted to meet contemporary standards for sustainability and livability.
