Garage Conversion to Accessory Dwelling Unit
For homeowners looking to generate rental income or create additional living space, a garage conversion can be a practical solution. Eco-Pro Construction completed a garage conversion project for a homeowner in Westbrook, transforming an existing two-car garage into a fully functional accessory dwelling unit (ADU) suitable for short-term rental, Airbnb use, or longer-term tenancy.
The project began with a technically involved foundation process. Eco-Pro Construction jacked up the existing garage structure, cribbing and suspending it while keeping the roof — including rooftop solar panels — fully intact. The existing frost wall was built up before the structure was lowered back into place. This process created the necessary space between the original foundation and the new floor system, allowing utilities such as electrical, water, and sewer to be properly integrated. Slab foam insulation was installed beneath the floor system to provide thermal efficiency at the base of the unit.
Once the structure was stabilized, the exterior was repaired and sealed to address air leaks. The finishing touch on the outside included LP Smart Siding Pre-finished White accenting the front of the building to improve its visual appearance.
Interior Buildout and Finishes
On the interior, Eco-Pro Construction built out a one-bedroom, one-bathroom accessory dwelling unit with an open-concept layout combining the living room, dining area, and kitchen. Key interior features include:
- Shaker-style kitchen cabinets
- Contemporary bathroom vanity with a walk-in shower
- Luxury vinyl flooring throughout
- Light beige interior paint
- An integrated heat pump for energy-efficient heating and cooling
The heat pump is a practical choice for a smaller space, offering a relatively low-cost approach to year-round climate control.
