About Patco Homes

ADU Services from Patco Homes

Patco Homes offers a complete accessory dwelling unit (ADU) building service, managing the process from initial concept through to finished construction. Whether the goal is housing an aging parent nearby, providing space for an adult child, or planning ahead for the future, an ADU can be a practical solution — and Patco Homes handles the full scope of work involved.

An accessory dwelling unit is a self-contained, smaller home located on the same property as a primary residence. Building one involves several distinct phases: determining feasibility, developing a design, securing permits, and completing construction. Patco Homes coordinates all of these steps under one team.

Working with a single team throughout the process means homeowners are not left managing multiple contractors or navigating municipal requirements on their own. Patco Homes provides guidance and communication at each stage, so clients have a clear picture of where things stand.

What the Process Looks Like

Patco Homes follows a structured process for each ADU project:

  1. Intro Call — The process begins with a conversation about the homeowner's goals, location, and timeline. This helps Patco Homes understand the situation before any commitments are made.
  2. Feasibility and Budget Range — Site basics such as access, utilities, and setbacks are reviewed, and an approximate budget range is provided based on the information available at that stage.
  3. Site Evaluation, Plans, and Estimate — For a detailed, site-specific path forward, Patco Homes moves into formal planning. A fee of $2,000 is collected at this stage to produce official plans and a detailed estimate — necessary steps to generate accurate, buildable specifications.
  4. Permitting — Patco Homes coordinates the permitting and approval process with the relevant municipality, reducing the administrative burden on the homeowner.
  5. Construction — Once approvals are in place, scheduling and construction begin, resulting in a completed ADU ready for occupancy.

Throughout each phase, clients can expect clear communication and defined next steps rather than being left to figure things out independently.

Who This Service Is For

Patco Homes works with homeowners who are considering an ADU for a range of family-related reasons. Common situations include:

  1. A parent who needs to be close but wants to maintain independence
  2. An adult child who needs a place to live on the family property
  3. Long-term planning for future housing flexibility

As an ADU contractor and accessory dwelling unit builder, Patco Homes provides design support tailored to the specific property and the homeowner's needs. The team also assesses whether an ADU is a realistic option for a given lot before significant time or money is invested.

For homeowners exploring whether a granny flat, in-law suite, or detached ADU is the right fit for their property, Patco Homes offers a structured starting point through their initial consultation process.

"My wife and I were looking for a builder to demolish an old camp and build us a house. Several builders were either way over budge or deemed lake front property too much of a hassle for them to take the project on. We found Patco and Christian Doyon and we are very glad we did. Patco has extensive experience building on lake front lots. They have a wide selection of house plans and are very willing to modify them to meet your needs. We worked with them to take an existing plan and fit it perfectly to our lot and worked with us on the upgrades that would fit our budget. Since this would be a summer house we were 1,800 miles away during construction. Site prep took a lot of Patco's time to get done and Christian paid attention to every step keeping us in the loop. Once the demolition was done and permits in place the project manager kept in close contact with us every step of the way, calls and pictures posted to the Buildertrend website. Its an excellent way to monitor progress of the build. Patco was very diligent in reaching out with any questions they needed answers on or with items they wanted us to be aware of. They were always available for questions and got us answers promptly. We took possession of the house in January '25 and have had only a few minor warranty items, which they have been very responsive in addressing. If we were to build another house in Maine we would 100 go to Patco for the job. But since our new lake house is so great now I doubt we will ever need to build again. If you are looking for a builder, you should reach out to Patco. Best build experience we have ever had. Thank you Patco!"

"PATCO built our new home two years ago. We love it! We added lots of special touches inside so it's very much customized to our style. One of the best surprises was the drastic reduction in energy costs. We're saving a significant amount of money. Highly recommend PATCO. Mark and Gini Medford"
