Situ Studio and the ADU Movement in New York City

In 2024, New York City passed the City of Yes for Housing Opportunity zoning amendment in response to ongoing housing affordability pressures. Among its many reforms, this update introduced a new housing typology known as the Ancillary Dwelling Unit (ADU). The amendment opens the door for homeowners in low-density neighborhoods to create additional housing units in attics, basements, or backyards — whether to support multigenerational living or to generate supplemental income.

The ADU model represents a bottom-up approach to urban development. Rather than relying on large-scale developer-driven construction — which can contribute to gentrification and displacement — this incremental form of densification allows individual homeowners to add housing while maintaining neighborhood character. Situ Studio has been engaged with this concept for some time, having first explored an ADU-urbanism vision in 2014 as part of the Museum of Modern Art's Uneven Growth exhibition.

The ADU for You Initiative

To help homeowners navigate the process of building an ADU, the Mayor's Office, along with the Department of Buildings (DOB), HPD, WXY Architects, Habitat for Humanity, and KMA, launched the ADU for You Initiative. This program provides guidance and tools to simplify the path from concept to construction. A key component is an online library of ADU designs that have been pre-approved by the Department of Buildings.

Situ Studio contributed a design to this plan library as part of the first set of pre-approved options — a resource intended to grow over time into a broader public reference for homeowners considering ADU construction.

Situ Studio's Detached ADU Design

The Situ Studio ADU is built upon the structural frame system developed by their collaborator Wikihouse. This open-source system uses digitally fabricated plywood micro-modules that can be assembled by local contractors in small-scale woodshops. The components are lightweight and pre-insulated, making them well suited for narrow backyard sites. They can also be assembled, disassembled, and reconfigured as needed.

Using the WikiHouse frame, Situ Studio developed a detached ADU designed for the narrowest feasible lot size, making it applicable to nearly all ADU-eligible properties across New York City. The resulting unit is a 280 sq. ft. micro-loft studio apartment, measuring 14 feet wide by 20 feet long. Key features of the design include:

  1. A maximum allowable height of 15 feet, fully utilized for high ceilings in the living area
  2. A storage loft positioned above the bathroom
  3. A murphy bed to maximize usable floor space
  4. All-electric appliances
  5. A ship's ladder providing access to the loft
  6. A wet-room bathroom

The design prioritizes efficiency and compact living, making it a practical option for an individual or young couple. As a backyard cottage builder and detached ADU builder, Situ Studio's approach reflects a considered balance between livability and the constraints of small urban lots.
