About Verum Construction Inc

What Is an Accessory Dwelling Unit?

As families grow and needs change, many homeowners find themselves looking for ways to add living space to their existing property. One practical solution is adding an accessory dwelling unit (ADU) — a smaller secondary dwelling that shares the building lot of a single-family residential home.

ADUs are known by a variety of names, depending on their form and function:

  1. Granny flat
  2. Backyard cottage
  3. Garage conversion
  4. Mother-in-law suite
  5. Attic apartment
  6. Basement apartment

For a secondary dwelling unit to legally qualify as an ADU, it must meet certain requirements. It needs a foundation — either its own or shared with the primary home — along with legal access to water, sewer, and utilities. It must also include a fully functional living space with a living room, kitchen, bathroom, and bedroom, and the square footage generally should not exceed 1,200 sq ft.

Choosing the Right ADU for Your Property

Before beginning any planning or construction, it helps to clarify the purpose behind building an ADU. Common motivations include providing housing for an aging family member, creating a multigenerational living arrangement, supporting a loved one with special needs, or generating rental income. Understanding the goal will help determine which type of ADU makes the most sense.

There are several ADU types to consider:

  1. Interior ADU – A fully functional apartment built within the existing home, often in a basement or attic.
  2. Attached ADU – A unit that shares at least one wall with the primary residence.
  3. Detached ADU – A standalone structure on the same property, such as a backyard cottage or casita.
  4. Garage conversion – Converting an existing garage into a livable space, also known as a JADU (Junior Accessory Dwelling Unit) in some cases.

The size and layout of the property will play a significant role in which option is most feasible. Whether there is room to build outward, an unused attic or basement, or an underutilized garage space, the right choice balances property constraints, the needs of the occupants, and available budget.

Understanding ADU Building Costs

Several factors influence the overall cost of building an ADU. Being aware of these from the start can help with more accurate budgeting:

  1. The type of ADU being built
  2. Whether it involves new construction or remodeling an existing space
  3. Local zoning ordinances and permit requirements
  4. Utility hookups or retrofitting existing connections
  5. Size and design of the unit
  6. Material costs
  7. Professional and construction fees
  8. Landscaping and finishing touches

Strategic planning and careful material selection are key to keeping costs manageable. Working with an experienced ADU contractor can help avoid unexpected expenses and keep the project on track.

"We had Verum Construction create the drawings, develop the raw land and build a new home top to bottom. They were excellent the whole way. They communicated well and performed all phases as requested. They even gave us great advice along the way. I highly recommend them."

"We hired Verum Const to remodel and update our back deck and cover. Their knowledge of construction and their ability to communicate with us in a manner that made it easy for everyone to understand and be on the same page, made our project successful. The project manager was on site a least once a week, and was available and responsive to our phone calls and questions. Their crew, and the crews of their subcontractors were all professional and courteous. The job site was kept clean and clutter free on a daily basis. At the end of the project, the management team came to the job site and walked through every detail to insure that we were completely happy with the final product!"

"Verum recently completed a large mother in law addition onto our home. We have never been through a building project before and were pretty nervous to take something like this on. Verum came over and not only cast a beautiful vision of possibilities for us, they made the whole process happen smoothly. We received daily updates and when things came up that were unexpected they communicated with us before moving forward. We were blown away with the Verum team and so grateful for their hard work and honesty. The quality of work is excellent even details we didn't expect they took care of everything. It's very clear that paying attention to details, working hard and communicating with clients is a high priority. We absolutely would and will hire them in the future."

"Our family is very thankful for the Verum team. We have little experience with building and they were able to clearly communicate the process and any foreseeable issues that needed to be discussed. We wanted to build an additional bay onto our attached garage and they were able to do so beautifully with matching our existing home and navigating around existing electrical panels. I met with several companies to bid on the job and really appreciated Dale's honesty and knowledge when he first came out. Andy was also part of the starting process to review goals and any possible issues. Thomas led the project and was absolutely wonderful to work with as he kept us informed and updated throughout. He was quick to reach out to us or any of the subs when needed and kept things rolling. In all, Verum provided a great combination of building talent with down to earth, genuinely nice people. We strongly recommended them."

"Our home is a 1960s rambler that was in desperate need of a kitchen remodel and opening of living area floor plan, Verum was recommended to us by several people and we hired them to take on this project. Andy, our project manager was timely, open to all of our ideas, and was able to easily implement each addition to our remodel as we created our dream design. Their designers were creative and precise and truly captured our vision. Our project was no small matter, they reframed our roof and vaulted our ceilings, built us a fireplace and created new windows in each area of our living space just to name a few things. They truly brought the outdoors inside which is just what we wanted. Through out our 14 week project they communicated with us well, responded to our requests, and picked up the pace when we really needed them to. Our appliances were ordered and ready, we had a set back with our flooring back ordered, but they were still able to complete our project in a timely manner. The overall quality of the construction is truly a work of craftsmanship. They are an excellent team of talented finish workers and ensured that we were happy with everything. There was an issue with the cabinets being drilled improperly and they promptly took them down and fixed them and brought them back perfectly. Each piece of our project was handled well, talked through and we had a major role in the entire process which was very affirming. We are so so happy with the end product. We cannot say enough good about the work done in our home and the respect we have for this company, and the mutual respect they showed us. The way this remodel has changed our life and how we live in our home has been so amazing. Thank you, Verum! Noah and Janae Foster and Family"
