About Harjo Construction

ADU Construction Services in Seattle

Harjo Construction is a Seattle-based contractor specializing in the design and construction of accessory dwelling units (ADUs). With over 300 projects completed since 2010, they bring hands-on experience to attached accessory dwelling units (AADUs) and detached accessory dwelling units (DADUs) across the Seattle area.

Many Seattle homeowners are exploring ADU options in response to updated city housing rules. The City of Seattle has approved legislation making it easier for homeowners to build an attached or detached accessory dwelling unit on their property. These changes were introduced to increase housing density and improve the availability of affordable housing, opening up new possibilities for property owners.

Types of ADUs Harjo Construction Builds

Attached Accessory Dwelling Units (AADUs) are self-contained living spaces connected to the main home. These are often built within a basement or as an added story. Sometimes referred to as mother-in-law suites or in-law suites, they typically include a private bathroom, kitchen, and separate entrance. An AADU can be a practical solution for multigenerational households, allowing family members to live nearby while maintaining their own independence.

Detached Accessory Dwelling Units (DADUs) — also known as backyard cottages or granny flats — are standalone structures separate from the main house. A typical DADU in Seattle ranges from 800 to 1,000 square feet and can include a kitchen, bathroom, bedroom, and laundry. As an ADU builder, Harjo Construction handles these projects from planning through completion.

In addition to providing housing for family members, both AADUs and DADUs can generate rental income, either through long-term leasing or short-term rental platforms. The return on investment will vary depending on the Seattle neighborhood and the specifics of the project.

Common Questions About Seattle ADUs

For homeowners considering an ADU, here are some practical details relevant to Seattle properties:

  1. Lot size requirement: A minimum lot size of 3,200 square feet is needed to add a DADU.
  2. Maximum size: Both AADUs and DADUs are limited to 1,000 square feet in Seattle.
  3. Permitting timeline: The permitting process typically takes four to six months.
  4. Construction timeline: Building an AADU or DADU generally takes four to six months, depending on factors such as weather and material availability.
  5. Cost of a basement AADU: Average costs range from $275,000 to $475,000, with potential increases based on design and material choices.
  6. Cost of a DADU: Average costs range from $350,000 to $650,000, again depending on design and materials.
  7. Owner-occupancy: The City of Seattle has removed the owner-occupancy requirement, allowing non-resident owners to build ADUs for rental purposes.
  8. Off-street parking: No additional parking is required, but existing required spaces cannot be removed unless replaced on the lot.

Harjo Construction works with both their in-house design team and with homeowners' chosen architects or designers. They offer virtual consultations as well as on-site property visits to help assess feasibility and guide preconstruction planning. Whether the project involves a garage conversion, a basement AADU, or a new detached ADU builder engagement, they aim to walk clients through the full process from start to finish.

Homeowners interested in checking lot eligibility can use the ADUniverse tool, which allows address-based searches to determine what can be built on a given Seattle property.

"When we started planning our kitchen remodel, we heard many people's horror stories. Our experience was NOTHING like that. Every single step along the way proceeded smoothly, and every member of the team was great, from Kurt initial visit, through Jordan's setting this up, and on from there. We joked that Alyssa, our designer, knew our taste better than we did. She was thoughtful, responsive, and as pleasant to work with as could be. Stacey oversaw the whole project beautifully, anticipating, checking in, keeping us up-to-date, all with a kind demeanor. Tim was a steady presence as the superintendent of the project. Always kind, always steady, always dependable and responsive. Every subcontractor Harjo brought in to do work did a terrific job. We are enthusiastic fans, and we love our new kitchen, dedicated to the memory of my mom a facet of the whole project that the Harjo team honored very thoughtfully."

"Harjo provided a bid for our small, single-room den remodel when other companies wouldn't. They were respectful and professional from start to finish. While not the cheapest option, their attention to detail and the quality of their work delivered true peace of mind and was worth the investment. Communication: Proactive and thorough. Questions were always answered promptly, with Lindsay being a standout. Timeline Budget: All changes were communicated clearly and transparently, allowing for informed decisions. Quality Professionalism: They showed immense pride in their work, even adding items to our punch list we hadn't noticed to ensure a perfect result. We're thrilled with our new den and highly recommend Harjo for their quality and customer service on any project."

"Harjo did the remodel of our basement into an ADU for our disabled son to take his first steps toward independent living. Our experience was incredible and we're looking forward to working with Harjo again when we remodel our upstairs. The early stages of the project were key to the overall success. Harjo takes the time to understand the goals, plans, and key decisions up front to avoid as many rude surprises and delays down the line. It worked. They worked very well with our outside designer and architect and never had any problems coordinating the design ambitions with the construction reality. The middle stages of the project were also well run. Our dedicated project manager kept us up to date about the schedule details, what was coming next, and when we needed to have our decisions made to keep things on track. Even the inevitable rude surprises went well. We ran into Asbestos tile we didn't know was there until demo began. They brought in the require abatement crew, switched around the order of some work, and kept us mostly on schedule. And last, but not least, the end game of the project went great. Harjo did not push back on or linger in getting the last remaining punch list items done like so many remodel projects do. They methodically built the punch list list, worked through it, and made sure we were satisfied, including adding things to the list that we missed in the first review. An job that took almost 10 months from initial stages to all the way done and we hit the timeline within two weeks and the estimate within 20 with almost all that extra 20 coming from our decisions to go with more expensive options and add some tactical work to the schedule. We highly recommend Harjo and plan to use them again."
