Financing Options for Your ADU Project

Adair Homes works alongside Basis Home Loans, a financing partner created specifically to serve Adair customers. Basis Home Loans offers programs designed to help buyers meet their homeownership goals, including financing for new ADU construction. Their team has experience working with Adair Homes families through the building process and can help identify loan options suited to individual budgets.

The Six-Step Building Process

Adair Homes outlines a structured, six-step process for customers building a new home or detached ADU:

  1. Visit the Design Center — Customers begin by exploring floor plans, finishes, and customization options with Home Ownership Counselors at a local Design Center.
  2. Determine Your Budget — Financing specialists help customers understand their budget and review available loan options before moving forward.
  3. Find and Secure Land — Adair Homes advises acting quickly when suitable land is found, allowing time to verify it meets project requirements before purchase. Customers who already own land can move directly to the next step.
  4. Schedule a Free Site Evaluation — An Adair team member visits the property to assess suitability, estimate site development costs, and review jurisdictional requirements specific to the project.
  5. Personalize Your Home — Once land and site costs are understood, customers return to the design center to personalize their floor plan and select interior materials within their budget.
  6. Order Your New Home — After reviewing total project costs and the home concept, contract documents are finalized and the project moves into the drafting phase to begin the building permit process.

This process applies whether a customer is building a primary residence, a granny flat, an in-law suite, or another type of accessory dwelling unit. The structured approach is intended to keep projects on track from initial planning through to construction.

Adair Homes positions itself as a resource for customers navigating the complexities of new home construction and ADU development, working with trade partners and financing specialists to support each stage of the build.

"We recently completed our build through the Woodland office of Adair Homes. Overall, the experience had both strong points and areas that require attention. Permitting Project Preparation Grade: D The initial phase of the project was disorganized and riddled with miscommunication. I was misinformed multiple times and ended up paying for an unnecessary service. More concerning, I was charged twice for permittingdespite being told by Charissa it wasnt the permit I was paying for. After confirming with the county that it was in fact the permit, I had to escalate the issue above Charissas level to get a refund. This entire process was frustrating and lacked transparency. Frankly, I believe Charissa is not suited for this role and reflects poorly on Adairs standards. The company would be better served with a more competent and detail-oriented representative in that position. Groundwork Grade: A Mark was a standout professional throughout the groundwork phase. Hes communicative, responsive, and respectful of client input. He listened carefully, executed requests accurately, and clearly explained any limitations without being condescending. Working with Mark was a genuinely positive experiencehe exemplifies what every homeowner hopes for in a site manager. Contractors Grade: B with exceptions Most contractors did their jobs reasonably well, but there are key areas of concern. The cabinetry work was particularly disappointing. Cabinets were installed damaged, misaligned, or not functioning properlyyet the installer considered the job complete. While Adair ultimately resolved these issues, the lack of pride and professionalism from the cabinet contractor was troubling. Additionally, the initial electrical work was unacceptable. Several framing posts were cut in half, weakening key areas of the build to make room for conduit boxes. After raising the issue, corrections were made but this level of oversight should not have required a customer complaint. Cleanliness on site was also a major issue. Aside from Greens Construction groundwork crew, the majority of contractors left the property in disarray. Since we lived on-site during construction, we frequently had to clean up trashincluding cups, paper waste, bottles and even a toilet paper trail down the driveway. This lack of care and respect for our property was disappointing. Timeline Grade: A This is where Adair truly excels. From permit to keys in hand, the entire project was completed in just 7 months. Thats impressive by any standard. A neighboring Highline home, which started foundation work the same day, was still in the drywall phase as we are moving in. Final Thoughts I would recommend Adair Homes, but with a warning. If you're considering building with them, go in with clear expectations. Be prepared to advocate for yourself throughout the process. There are excellent people working at Adair and the end result will be very rewarding. But inconsistencies in staff quality and subcontractor professionalism can cause some unnecessary stress along the way."

"I can't believe the amount of time and money this company has wasted to avoid doing the right thing for the Brooks family, it's disgusting. If you're not familiar with the story, join the Facebook group "Quality of Adair Homes' Reviews" and get your popcorn ready. We also built with this company and got steam rolled but never would I imagine they'd be so unethical and vindictive. This man is a veteran and they don't lose any sleep at night while ruining his life... I'd recommend you take your business elsewhere!"

"We had our 4,000 sq ft home built by Adair during Covid, and we could not be happier. The cost was substantially less than other options and the workmanship was excellent. We found the supervisors to be competent and attentive and the subs efficient and detail-oriented. With any build, there are always challenges, but for those that arose, they were all addressed and managed in a timely and professional fashion. My wife absolutely loves the custom floor plan, and we believe that we have compounded our equity by managing our cost inputs and creating a home that is worth multiples of what we paid. Certainly, you can find custom home builders that will be happy to charge you more, but we paid about 50 cents on the dollar compared to bids from other custom home builders. We would happily discuss our experience with people sitting on the fence. We would gladly use Adair again if the need arose."

"Take note that the son of the owner who works for the company purchased a home last year that was NOT built by his father's company. Says a lot if you ask me. I purchased an already built Adair home in 2019. Have to say, it's okay so far, but there was some lack of attention to detail. Figured out that the reason why the backsplash tile didn't have a shiny finish was because it has a thin layer of grout ALL over it 6 hours to remove it so far and not done yet!, and on the switch plates. Laundry room floor is higher than surrounding floor....looks like it needed reinforcement after the fact. Threshold strip between kitchen and laundry floors isn't attached, just laid onto the floor. Our home inspection pointed out some issues that were building related, easy fixes though, but could certainly have been done during construction. Previous owner didn't leave because of displeasure with the home that I know of, he decided he needed a larger property."

"We built the Gallatin plan with Adair and overall were very happy with our build. Our super was phenomenal and the subs did a great job. Only complaint would be we paid for a fan mount in the master bedroom which was improperly installed causing the fan to wobble when used. So far trying to get Adair to fix it has resulted in... nothing happening. Aside from paying alot of extra for a fan mount we can't put a fan on, we love our house."
