Cavco Phoenix – ADU Contractor in Phoenix, AZ

About Cavco Phoenix

Cavco Phoenix is a manufactured and modular home company based in Phoenix, Arizona. They specialize in the design, construction, and delivery of factory-built homes, offering a range of housing solutions that can serve as primary residences or supplemental living spaces on residential properties.

Factory-Built Housing as an ADU Solution

One area where Cavco Phoenix has become increasingly relevant is in the accessory dwelling unit space. Their manufactured homes and modular units can function as detached ADUs, granny flats, or backyard cottages placed on existing residential lots. For homeowners looking to add a secondary living unit to their property, a factory-built home from Cavco Phoenix presents an alternative to traditional site-built construction.

Because these units are built in a controlled factory environment, the construction process can be more predictable in terms of timeline and cost compared to conventional on-site building methods. The units are then transported and installed on the homeowner's property, where they are connected to existing utilities and set on a prepared foundation.

Housing Options and Configurations

Cavco Phoenix offers a variety of floor plans and configurations, ranging from smaller single-section units to larger multi-section homes. This flexibility means that property owners have options when it comes to selecting a unit that fits their lot size, budget, and intended use — whether that's housing an aging parent, providing space for adult children, or generating rental income.

Their product lineup includes units that could serve as:

  1. Detached ADU builder solutions for residential lots
  2. In-law suite or granny flat placements
  3. Casita-style secondary units
  4. Standalone backyard cottage alternatives

It's worth noting that Cavco Phoenix operates primarily as a manufacturer and retailer of factory-built homes. Homeowners considering a manufactured unit as an ADU should be aware that site preparation, permitting, foundation work, and utility connections are typically handled separately and may require coordination with local contractors and municipal authorities.

Considerations for ADU Buyers

Zoning regulations and local ordinances vary significantly across Arizona municipalities, and not all jurisdictions permit manufactured homes to be placed as ADUs on single-family lots. Prospective buyers are encouraged to verify local zoning requirements before proceeding with a purchase.

Cavco Phoenix works with buyers through their retail network and can provide information on available models, pricing, and general installation requirements. However, the full scope of an ADU project — including permits, site work, and inspections — typically involves multiple parties beyond the home manufacturer.

For homeowners in the Phoenix area exploring accessory dwelling unit options, Cavco Phoenix represents one avenue worth considering, particularly for those interested in a factory-built approach to adding a secondary unit to their property.

"I would recommend going anywhere else other than Cavco for several reasons. We purchased a home approximately Two years ago. It took several trips for the service guy to even have the right parts do the right things or even show up on the right day. Finally got everything major fixed and theres still questions behind that but its useless calling Cavco back you never get a call back you never get the right schedule. I had to schedule a heating and air-conditioning company to come out and fix the heater. Cavco said that they would reimburse me not much money but its the fact of the matter it was 150. This has been going on for almost 8 months And still no check. The Cavco dealer in Showlow has been trying to get a hold of them to send the check as well. Still no check. They wanted us to sign a release form and we did months ago. Still no check so between their service their quality and the reimbursements. I suggest going elsewhere for a home. I wish I wouldve. Cavco sucks!"

"They honestly suck at building homes!! I've lived in my home 3 years now and the longer we are here the more stuff we notice is messed up and poor quality material. Out cabinets are falling apart all over. The floors are soft in a lot of spots. The siding is falling off the exterior. The fecia looks like absolute garbage. All in all they need to stop building homes!!"

"I tried to updateadd to my original review down below under "Angelo Gz." But I wasn't able to. I am still unsatisfied with cavcomanagement and dealing with the same issues I pointed out 6 months ago regarding my NEW manufactured home. But the technician they've been sending when they send him, Daniel has been phenomenal. In an industry where some people sell their souls to the corporation disregarding their customersfellow human beings. Daniel is genuine, kind-hearted, respectful, honest and professional. He always shows up, keeps it real and gets done what they've sent him to do. I want to give him the credit and recognition he deserves. Because of Daniel, I still have hope that cavco will get all the issues done before my warranty is up. Thank you Daniel. God bless you and yours."
