About MyADU4Less
MyADU4Less is a full-service design and build firm based in Southern California, specializing in prefabricated Accessory Dwelling Units (ADUs) — also commonly referred to as granny flats, casitas, or backyard cottages. The company was formed when California laws were enacted to allow ADU construction on the majority of residential properties, with the goal of helping homeowners understand the process and the real costs involved — no surprises.
The principals behind MyADU4Less bring over 45 years of combined experience in design, construction, permitting, and real estate development. As a licensed general contractor, they operate as a dedicated ADU builder and accessory dwelling unit builder serving homeowners throughout Southern California, including the cities of Los Angeles and San Diego.
MyADU4Less specializes in detached ADU construction using prefabricated building methods. Their ADUs are built in a factory setting under controlled conditions, then assembled or finished on-site. This approach tends to be faster, less expensive, and less disruptive to both residents and neighbors compared to traditional site-built construction. They build using three types of prefabricated construction:
- Manufactured Homes — built to Federal/HUD building code
- Modular Homes — built to local California building code
- Tiny Homes / Park Model RVs — built to ANSI code, up to 399 sq ft
ADU Models and Size Options
MyADU4Less offers a range of floor plans to suit different property sizes and household needs. Their ADU models range from 160 sq ft up to 1,200 sq ft, covering a variety of bedroom and bathroom configurations:
- Up to 399 sq ft: Park Model RV / Tiny Home
- 400–750 sq ft: 1 Bed/1 Bath, 2 Bed/1 Bath, 2 Bed/2 Bath
- 751–950 sq ft: 1 Bed/1 Bath, 2 Bed/1 Bath, 2 Bed/2 Bath, 3 Bed/2 Bath
- 951–1,200 sq ft: 2 Bed/1 Bath, 2 Bed/2 Bath, 3 Bed/2 Bath, 4 Bed/2 Bath
These units are suitable for a range of uses, including housing for aging parents, returning adult children, or as rental units. With rental prices continuing to rise across California, many homeowners use ADU rental income to help offset mortgage costs.
On most single-family residential lots in California, homeowners can build one detached ADU and one Junior ADU (JADU) — a unit no more than 500 sq ft located within the existing home. On multifamily lots, it may be possible to build two detached ADUs. MyADU4Less offers a free site assessment to help homeowners determine what type of ADU is feasible for their specific property.
California ADU Laws and Grant Funding
California has made significant changes to zoning regulations and permit requirements in recent years to make it easier and more affordable to build ADUs. Key provisions under current state law include:
- ADUs can be up to 1,200 sq ft regardless of the size of the primary dwelling unit, provided setback and FAR requirements are met
- Side and rear yard setbacks have been reduced to 4 feet in most cases
- Parking requirements for ADUs have been waived in many situations, particularly when the property is within half a mile of public transit
Additionally, the CalHFA ADU Grant Program provides up to $40,000 in assistance to eligible low- to moderate-income homeowners to help cover the cost of building an ADU. MyADU4Less can help homeowners determine whether they qualify for this grant, which can meaningfully reduce the overall construction cost of a prefabricated ADU project.
As a full-service ADU contractor, MyADU4Less handles the design, permitting, and construction process on behalf of their clients. They work with several lending partners to assist with project financing, though clients are not required to use those partners. Their prefabricated construction approach gives them greater control over build timelines and construction quality, while minimizing on-site disruption during the build process.
