About Edrington and Associates and ADU Services
Edrington and Associates works with property owners looking to add an Accessory Dwelling Unit (ADU) to their single-family or multi-family lot. An ADU is a separate living unit that can be created in several ways — through converting existing space such as a basement or garage, constructing a new attached or detached structure on the property, or converting part of a single-family home into an independent unit, known as a Junior ADU (JADU).
There are several practical reasons property owners pursue ADU construction:
- Rental income: A completed ADU can be rented out to generate additional monthly income.
- Property value: The added flexibility and income potential of an ADU can contribute to the overall value of a property.
- Family housing: ADUs provide additional space for aging family members or young adults who need a separate living arrangement.
ADU Feasibility Study
Before construction begins, Edrington and Associates offers an ADU Feasibility Study. This involves a property inspection and research process that results in a customized report outlining whether adding one or more ADUs is viable for a given property. The report covers key factors including building code requirements, utility considerations, necessary upgrades, a financial analysis of potential return on investment, and a proposal for architectural services from a licensed architect.
Edrington and Associates offers three distinct packages for the feasibility study, depending on the property type and the kind of ADU being considered:
- New Construction Package — Suited for single-family home and duplex owners considering a newly constructed ADU, whether attached or detached. This includes a zoning check, site evaluation, and an ADU feasibility report covering dimensions, utility requirements, fire protection requirements, and additional considerations.
- Conversion or Legalization Package (1–2 Units) — Designed for single-family home and duplex owners looking at converting or legalizing existing space into an ADU or Junior ADU. In addition to the zoning check and site evaluation, this package includes a building records check and addresses building code issues alongside the standard report contents.
- Multi-Unit Property Package (3+ Units) — Intended for owners of properties with three or more units who are considering one or more ADUs through conversion or legalization. This package includes everything in the previous tiers, plus coverage of ADA requirements and parking requirements.
