- Semi/Custom ADUs: The most flexible option, this pathway allows homeowners to choose from 75+ existing architect-designed layouts or collaborate on a fully custom design. Projects range from compact studios to multi-bedroom, two-story units spanning up to 1,200 sq. ft. or beyond for custom builds. Construction types include attached, detached, garage conversion, and roof deck configurations. Timeline ranges from 8–9 months for existing designs to 12–18 months for fully custom projects.
- Panelized ADU Kits: As a cost-effective backyard cottage builder solution, their panelized kits come in 12+ layouts ranging from 414 to 1,194 sq. ft. These kits offer a streamlined design process and faster construction, with options for DIY build, contractor build, or a mixed approach. Panelized ADUs are detached only and can be built on slab-on-grade or perimeter foundations.
- Modular ADU — "Modular Millie": A turnkey modular ADU solution offering speed and minimal disruption. Units range from 275 to 1,006 sq. ft. across 9 layouts, with only six weeks of on-site installation time. Factory-built and shipped as a module, this option is detached only and requires a perimeter foundation.
Each pathway offers different levels of customization. The semi/custom route provides full design freedom, while panelized and modular options offer set layouts with choices in exterior finishes, siding materials, and interior packages.
