Multigenerational and Accessible ADU Design
One notable project is a Denver ADU on W 46th, designed specifically to support multigenerational living. The structure was built to provide a private, accessible space for an aging parent while preserving key outdoor features on the property, including a garden, chicken coop, and a flexible garage area.
The layout was developed with accessibility and efficient circulation in mind, making it suitable for long-term use. Careful placement of the structure on the compact urban lot helped maintain usable outdoor space and allowed the ADU to integrate naturally with the existing home. Zoning requirements at the time shaped the form and massing of the build. Notably, this project contributed to exposing zoning limitations that eventually led to more flexible ADU regulations in Denver.
A separate project on S Humboldt involved an accessory dwelling unit built from completed plans provided by the owners. The structure features a split garage — two bays serving the main home and a separate bay for the ADU or workshop use. A glass garage door opens toward the backyard, reflecting Denver's indoor-outdoor lifestyle. The interior is designed for adaptability, with a living area and full bath that can serve either the main home or function as a short-term rental unit. The two-story design supports workspace, studio, and income-generating potential.
On S Williams Street near Wash Park, L&D Construction completed a one-bedroom, one-bath detached ADU on a corner lot. The structure is often mistaken for a single-family home due to its design. The owners plan to live in the ADU while renovating the existing front duplex into a single-family residence. Once that work is complete, the ADU will transition into a rental and flexible family space. The garage accommodates two vehicles along with storage and workshop space. Reclaimed brick was selected to visually match the front home. L&D Construction also assisted with parcel reconfiguration and city approvals for this project.
Attached Accessory Living Spaces and Future ADU Conversions
Not all of L&D Construction's work falls strictly under the ADU category. A project on Gilpin Street in the Wash Park neighborhood involved an attached accessory living space that functions similarly to an in-law suite or granny flat. While not classified as a formal ADU under current zoning, it was designed with aging-in-place principles in mind, including a single-level layout, curbless shower, and discreet grab bars.
The design also accounts for future conversion to a full ADU under Denver's updated zoning rules, making it a forward-looking addition to the property. Architecturally, the structure complements the main home while maintaining a distinct identity. The home was featured on the 2025 Wash Park Home Tour.
