About Miami-Dade ADU
Miami-Dade ADU is a South Florida-based company that helps homeowners navigate the process of planning and building an accessory dwelling unit (ADU) on their property. From architecture and engineering to zoning and permitting, the process can feel overwhelming — Miami-Dade ADU offers custom ADU plans designed to make that journey more manageable.
The company was founded on the belief that South Florida homeowners deserve a straightforward way to add living space to their homes legally, safely, and with less hassle. Their focus is on helping clients increase property value and make better use of the space they already own.
Miami-Dade ADU is led by Daniel "Dan" Villa, AIA, a licensed architect who grew up in Coral Gables. His background spans commercial and multi-family projects, and he now focuses on single-family residential renovations and additions. He also serves as a part-time instructor at Gold Coast Schools School of Construction. The team also includes Melissa Bonfil, Project Manager and Architect, who holds architecture degrees from the University of Michigan and brings experience from work in Panama before settling in Miami.
Why Build an ADU in South Florida?
With home prices in South Florida making upsizing difficult for many residents, building an ADU has become a practical alternative. Current zoning codes in Miami-Dade County allow many homeowners to legally add an accessory dwelling unit to their property — ranging from 400 to 800 square feet — which is sufficient for a studio or a one-bedroom unit.
An ADU can serve a variety of purposes:
- Housing for aging parents or adult children — many designs can be adapted to be senior-friendly, with features like wide door openings, curbless showers, and maneuvering clearance
- A rental unit for additional income, whether for long-term tenants or live-in help
- A flexible space for a home office, gym, playroom, or pool cabana
By code, ADUs in Miami-Dade County are permitted to include full bathrooms, full kitchens, and washing machines, allowing occupants to live independently within a legal, permitted structure.
ADU Plans Designed for South Florida
Miami-Dade ADU offers a selection of pre-designed ADU plans that are specifically tailored for South Florida conditions. All plans are created by local architects and engineers familiar with the region's building requirements. They are designed using concrete block wall construction and are engineered to meet and exceed the Florida Building Code's requirements — including hurricane resistance standards.
Because the plans are pre-engineered for the local market, homeowners can expect:
- Reduced time spent on design and engineering
- Lower overall costs compared to fully custom designs
- A straightforward process for contractors, with no unusual prefabricated components
All ADU designs include practical, real-world layouts with space for standard furniture, full-sized appliances — including dishwashers, ranges, and washer/dryers — as well as closet space. Plans are also available with senior-friendly customizations.
Miami-Dade ADU positions itself as a resource for homeowners who want to add a granny flat, in-law suite, or backyard cottage to their property without the complexity of starting from scratch. Their approach is rooted in local knowledge, practical design, and compliance with South Florida's specific building standards.
