These homes were marketed and sold as brand-new residences, which reasonably carries the expectation that they would be free from significant defects at the time of purchase. Based on my experience, I would strongly encourage future buyers to request clear, written explanations of warranty coverage, limitations, and the process for addressing defects that may emerge after closing. Issues do not always present immediately, even in newly constructed homes. Understanding how concerns are handled once the sale is complete and by which entity is critical. "Our home was finished ahead of schedule. There were very few items that needed to be fixed after the home inspection our inspector was impressed. The overall experience with the Salisburys team was pleasant. We worked with Reed and he was friendly and provided helpful information and updates throughout the process. 2 things to know going into a new build 1st, the design appointment was a one and done so visit plenty of models and know what you want ahead of time. You can make design changes later but there is a fee after the design document is signed. Once you sign, they cannot make structural changes so request pricing for those ahead of time and know going in if you can afford them then dont hesitate. 2nd, if using their preferred lender, ask for the lenders fee sheet early. We received a great incentive from Salisbury to use their preferred lender and working with them did make the process smooth. However, their lender fees were much higher than other quotes we had received and we didnt get this info until it was almost too late to negotiate. In the end we went with their preferred lender but it would have been nice to have more time to do some research and comparisons to make informed decisions and get the best deal."
