About Irontown Modular

Irontown Modular: Prefab ADU Construction in Southern California

Irontown Modular is a contractor specializing in prefabricated Accessory Dwelling Units (ADUs) in Southern California. As an ADU builder focused on modular construction, they work with property owners through every stage of the process — from initial planning and permitting through to final inspection and move-in.

Their approach centers on managing the full scope of an ADU project, which includes budgeting, contracts, planning and permitting, factory fabrication, site construction, and utility connections. By handling these steps under one roof, Irontown Modular aims to reduce the complexity that often comes with building an accessory dwelling unit.

How the ADU Building Process Works

Irontown Modular follows a structured, multi-phase process for each project:

  1. Planning: A site evaluation is conducted to assess setbacks, accessibility, and utility locations. A conceptual budget is developed covering both ADU construction and site preparation.
  2. Construction Contract: The budget is finalized and a construction contract is signed before detailed planning begins.
  3. Plan Design and Submittal: A detailed site plan is created and submitted for approval through state-approved third parties and local authorities.
  4. Construction: The ADU is fabricated in a factory setting while on-site work — such as foundation and utility preparation — takes place simultaneously. Inspections are coordinated with the local building department throughout.
  5. Final Inspection: A walkthrough is completed with the client, adjustments are made as needed, and a Certificate of Occupancy is obtained.

One notable aspect of prefab construction is the speed of on-site installation. Because the unit is built off-site in a controlled factory environment, the on-site assembly can often be completed within a single day. This reduces disruption to the property and surrounding area compared to traditional construction methods.

Pricing and What's Included

Detached prefab ADUs from Irontown Modular start at approximately $155,000. This base price typically includes delivery, the foundation system, installation, and utility connections. Additional costs may apply depending on:

  1. Local jurisdiction requirements
  2. Special lender requirements
  3. Décor and finish selections
  4. Customized options

For properties within city limits such as San Diego, Los Angeles, or Riverside, Irontown Modular also offers Park Model ADUs — sometimes referred to as tiny homes — as an ADU option. These start at around $145,000 and include delivery, installation, and utility connections. Note that title, tax, and registration costs are not included in this price.

Irontown Modular offers a variety of floor plans and customization options, giving property owners some flexibility in choosing a design that fits their needs and budget. They also work with third-party brands for appliances, windows, doors, and finishes, which can influence the overall quality and appearance of the finished unit.

As a detached ADU builder, Irontown Modular serves property owners looking to add a backyard cottage, granny flat, or in-law suite to their property — whether for housing extended family or generating rental income. Adding a two-bedroom ADU can create an additional income stream and may increase overall property value, making it a practical consideration for single-family property owners.

"Edit: in an effort to get horrible reviews changed the company has said in response to reviews that they will follow up with emails and try to fix the wrongs. Yeah right, they sent an email asking about our issues so we wrote back and they ghosted us. Par for the course! Update: Since purchasing our sledhaus, weve built a foundation under it and turned on power and water only to discover even more issues including leaky plumbing, leaks through the exterior and a mouse infestation due to poor craftsmanship. These additional issues have cost us greatly. Weve submitted these items to the warranty department and you can probably guess their response. Additionally items that were promised to be done 2 years ago have not been done. We lost our forever home in the Roosevelt Fire In Wyoming. In a scramble to find a living situation for my wife and infant son, we took a chance and purchased a home from Irontown homes in hopes that wed have a move in ready home before the snow started to fly in our remote location. As it turns out, the home showed up late, is uninhabitable due to items not being completed as promised, and we are again scrambling to find solutions. The companies communication and professionalism is among the worst Ive seen. Weve given them multiple opportunities to right the wrongs and theyve taken 0 ownership. Update in response to the owners reply please see photo of email with link to stove specs. Google may or may not let it post since it has email contact information. Also, now 7 weeks after delivery, still missing a cabinet, a cabinet door and they wont even estimate a date for delivery."

"EDIT: I have had a few more warranty claims since posting this review. All of them until my most recent were handled with a similar lack of speed or care. I received an email a few months ago saying the head of the warranty group had changed. Earlier this week i submit a claim about siding that had come loose in a wind storm. I received an almost immediate response and the team came out within the week. The group found a few panels that were loose that i did not even reach out about. I was really pleased with this change in attitudes and speed of response. We bought a family home built by Irontown in Eagle Mountain. The move in date kept getting pushed with little communication to my family or realtor. After a month of date pushes we were able to move in. After being in the home for a few months two relatively small warranty claims have been made. The claims process says you will have a response within 24 hours. For both claims it took over 24 hours for them to tell me they will have someone call me. As you can imagine its been weeks since either claim has been created with many follow up emails and still no calls. If you have the ability to purchase a home through another group or builder I would recommend going that route."

"Drove from Salina to Utah County to talk with companies about building us a modular home. Nothing on the website stated that we needed to have an appointment with a salesperson. The receptionist was "acting" nice but we felt like she was judging us. Told us the salesperson was in a meeting, walked just out of site came back and said the salesperson was out of the office. Never once took our name and phone number. I walked back in after we walked out to the parking lot, told the receptionist that she and the sales group are rude to treat a new perspective client this way."

"17 years ago, Irontown Homes help me draft then built the home I personally designed for my elderly mother. They built it with excellent craftsmanship to the handicapped requirements and specifications that were needed. Over the nearly 2 decades of owning the home, I have had nothing but complements on the home and the nice details they added. The weaknesses that exist are related to the foundation I provided. Their structure was plumb and level to 18 inch from end to end. The foundation, though good, was not as exacting. The structure quiets exterior sounds and people have commented on this feature. I would not hesitate to build with Irontown Homes again."

"I am very disappointed in the product and service I received from Irontown Homes. A big driver in going with this company was the 4 star rating. I wish I had really dug in and read the actual reviews. It's pretty obvious that most of the reviews are written buy employees and friends rather than customers. My project came with many issues including added costs, delays, and poor craftsmanship. I've submitted a warranty claim with little success."
