About Heartwood Builders

ADU Building Services by Heartwood Builders in Seattle

Heartwood Builders is a Seattle-based ADU contractor that helps homeowners expand their living space through the construction of attached and detached accessory dwelling units (AADUs and DADUs). Whether the goal is to house aging parents, provide space for college-aged children, or accommodate frequent guests, building an accessory dwelling unit can offer a practical solution that maintains privacy for everyone involved.

An accessory dwelling unit (ADU) is a self-contained living space located on a property that already has a primary residential unit. These secondary units must include living, sleeping, cooking, and bathroom facilities. They cannot be sold separately from the main home. ADUs are commonly used to house family members or to generate rental income through short-term leases or platforms like Airbnb.

Types of ADUs Heartwood Builders Constructs

As an experienced ADU builder in Seattle, Heartwood Builders works with homeowners to construct a range of accessory dwelling unit types on existing lots. The types they build include:

  1. Backyard cottages — detached structures situated on the rear of a property
  2. Mother-in-law suites — attached or interior units designed for family members
  3. Basement ADUs — conversions of existing below-grade space into livable units
  4. Attached ADUs — units connected to the primary residence
  5. Income-generating DADUs or AADUs — units suitable for short-term or long-term rental

Each project is approached with attention to the homeowner's specific lot conditions, goals, and Seattle's local regulations. Most ADUs in Seattle range from approximately 400 to 800 square feet, a size that typically balances functional living space with city zoning requirements.

Heartwood Builders also assists clients with the permitting process. Building or legalizing an ADU in Seattle requires a construction addition or alteration permit, and in some cases, applications for electrical service changes through Seattle City Light may also be necessary. Their team works to ensure that new structures meet all applicable local regulations.

Sustainability and Practical Benefits

Heartwood Builders places an emphasis on sustainable construction practices. They work with new, sustainable, or recycled materials and methods with the aim of building structures that are durable and environmentally considerate. ADUs, by their nature, tend to require fewer resources and less land than standalone single-family homes. Their smaller footprint also means lower energy demands for heating and cooling, which can reduce utility costs over time.

Beyond sustainability, there are several practical reasons homeowners consider adding an accessory dwelling unit to their property:

  1. Family accommodations: An independent living space allows family members or guests to stay nearby while maintaining their own privacy.
  2. Increased property value: An ADU can contribute to the overall market value of a home.
  3. Rental income: A detached or attached ADU can be rented out to help offset mortgage costs or generate additional income.
  4. Efficient land use: ADUs make use of existing lots without requiring additional land acquisition.

Heartwood Builders operates Monday through Friday and serves homeowners throughout the Seattle area looking to add functional, well-built secondary living spaces to their properties.

"We hired Heartwood for a significant remodel of our 1926 homeessentially a full renovation of the entire upstairs, plus an addition and some structural work to support everything. This was a live-in remodel, which was interesting to live through, but Gabe and Jon made it as smooth as possible. From start to finish, they were fantastic to work with, especially Jon, who was on-site most often. The bulk of the project took about four months, with some finishing touches happening intermittently afterward, and the quality of the work throughout was excellent. As often happens with older homes, the final cost ended up higher than we originally hoped, but it was clear this was due to the inherent unpredictability of a 100-year-old structure rather than anything avoidable. We chose a time-and-materials approach to allow flexibility, and both Gabe and Jon were great about working with us to adjust plans as issuesand opportunitiescame up. Its also worth noting that before we started, many other contractors simply ghosted us. Gabe, on the other hand, stayed in touch for nearly a year, updating quotes and helping us plan while we worked through permits. That reliability alone set them apart. One standout moment: during construction, part of the temporary roof covering came looseon a weekend, of course. Gabe responded immediately and had it fixed within hours. Im sure it wasnt how he planned to spend his weekend, but we were incredibly grateful for how quickly he took action. Overall, were very happy with the results and the experience. Once my wallet recovers, well definitely be contacting them again for future projects. Highly recommended."

"I hired Heartwood Construction to remodel the bathroom in my 1909 coop apartment, and would not hesitate to recommend them to others. I was impressed with the quality of the worksmanship of their staff, and found owner, Gabe Engler, repeatedly working to make sure I got what I wanted. The project ended up more expensive than I had expected no surprise there, and took much longer than planned. There were a few times when I wished communication had been better as in when workers weren't going to show up for whatever reason, but I really couldn't be much happier with the final product. That is what counts! I'd use them again if I had another remodeling project."

"Gabe Tim were amazing in our recent full kitchen remodel. They were great to collaborate with and provided a great mix if executing our vision specifically as well as offering their own creativity and ingenuity in pulling off some ideas we had. Many times they had better ideas and execution than what my designer and I came up with. They have their own metal working shop on site and created the exposed shelving that are now the highlight of our kitchen. Thank you Heartwood!"
