About HiLine Homes

Building an ADU in Idaho with HiLine Homes

An Accessory Dwelling Unit (ADU) is a custom-built living space designed to complement an existing property. HiLine Homes has been operating as an experienced ADU builder and custom home contractor in Idaho for nearly 30 years, offering construction services that aim to fit a homeowner's property, lifestyle, and practical needs.

ADUs offer a range of benefits for homeowners. As a separate but connected living space, an ADU can serve multiple purposes:

  1. Generating monthly rental income as an independent unit
  2. Providing a close but private space for adult children, aging parents, or guests
  3. Functioning as a home office or studio
  4. Contributing to long-term property equity and resale value

Attached and Detached ADU Options

HiLine Homes offers both attached and detached ADU designs to accommodate different property types and family situations. Attached ADUs are suited to homeowners who want convenient access between the main home and the additional unit while still maintaining a degree of privacy. Detached ADU designs provide full separation, making them a practical option for rental income, guest accommodations, or multigenerational living arrangements.

As part of their service, HiLine Homes also provides guidance on navigating Idaho building codes and permitting requirements. With experience across Idaho, Oregon, Washington, and Northern California, their team is familiar with the construction standards and zoning considerations that apply in different regions.

HiLine Homes works across a variety of Idaho locations, including:

  1. Urban areas such as Boise, Pocatello, and Twin Falls, where ADUs help maximize limited lot space
  2. University towns like Lewiston and Moscow, where ADUs can attract student or faculty tenants
  3. Rural communities such as Stanley, Blackfoot, and Magic Valley, where detached ADUs offer independent living for family members or caregivers

ADU Floor Plans and Financing

HiLine Homes offers a selection of custom ADU floor plans that can be tailored to a homeowner's property layout, budget, and lifestyle. Notable options include:

  1. Home Plan 800 — An 800-square-foot plan featuring a large living room, dining area, laundry room, and a primary bedroom with a walk-in closet.
  2. Home Plan 500A — A plan with a spacious Great Room and kitchen with vaulted ceilings, plus a covered front porch.
  3. Home Plan 500B — Designed for an attached ADU, this plan includes a private bedroom and an open Great Room with vaulted ceilings, intended to blend with a main HiLine home.

For homeowners considering the financial side of an ADU project, HiLine Homes works with a network of Approved Lenders who offer construction loans with up to 100% financing for custom homes and ADUs. A prequalification process is available to help homeowners understand which financing options may apply to their situation.

Overall, HiLine Homes positions itself as a full-service ADU contractor in Idaho, handling construction, design customization, permitting guidance, and financing support as part of their building program. Homeowners interested in adding a detached ADU, in-law suite, or attached unit to their property can schedule a consultation to explore available options for their specific lot and location.

"We built a Hiline home 4 years ago. After about 18 months we realized our new clothes dryer was needing constant repairs. When the repairman mentioned checking the vent we got under the house. They had tyvek and exterior siding over the vent opening to the outside. We spent months trying to get Hiline to take responsibility for this serious problem. We cut the opening and ran the vent pipe outside ourselves. All of the insulation had to be torn out and replaced. Recently we had a carpet specialist come and check about re stretching our carpet. He said the carpet was overheated and the backing was melted when it was installed. Our carpet is four years old and has bumps showing on all the seams. I called Hiline and left a message with the Salem office manager but he never responded. We need to install new carpet to fix this. They are quick to take your money but they hire inferior workers to do the job so they wont stand behind their work. DO NOT PURCHASE A HILINE HOME YOU WILL BE SORRY!"

"Most of our issues stemmed from project management. However, when we tried to contact upper management we would we receive no response. Three emails to multiple contacts without a response. I would highly discourage any conversation over phone as you will need written confirmation to deal with this company. Our project manager actually hung up on my husband one phone call. Hiline is dismissive and disrespectful, nothing about the company provides a partnership with the home owner as their website suggests."
